Who we are

In this policy, "Lifegate," "we," "us," and "our" refer to Lifegate Investors, the public-facing brand of Lifegate Investments Corporation, an Alberta-based real estate investment and housing company. You can reach us at privacy@lifegateinvestments.com or 780-930-2255.

Information we collect

We collect only what we reasonably need, which may include:

• Contact details you provide (name, email, phone).
• Rental inquiry, pre-screening, and waitlist details (desired home, move-in timeline, occupants, pets, employment status, income range, and similar).
• Application and tenancy information you choose to provide, and verification information you consent to.
• Investor and partnership inquiry details.
• Maintenance request details from current tenants.
• Basic technical and analytics data (e.g. pages visited), used in aggregate.
• If you accept cookies, advertising measurement data — which pages you viewed, whether you completed a pre-screening form, and a scrambled (hashed) form of the email address and mobile number on that form — shared with Meta (Facebook) as described under "Cookies, analytics, and advertising" below.

We do not require a Social Insurance Number (SIN) to apply for a rental. Please do not send sensitive documents (identification, pay stubs, bank statements) by regular email; we will provide a secure method when documents are needed.

How we use information

• To respond to inquiries and provide information you request.
• To assess rental applications fairly and consistently, and to administer tenancies.
• To operate, maintain, and improve our properties and services.
• To communicate about waitlist matches, bookings, maintenance, or partnership opportunities you've engaged with.
• To meet legal, regulatory, and safety obligations.

Consent

We collect, use, and disclose personal information with your knowledge and consent, except where permitted or required by law. Credit checks and contact with employers, landlords, or references occur only with your explicit consent, as part of a secure application process.

Sharing and service providers

We may share information with trusted service providers who act on our behalf — for example, secure tenant-screening providers, form and hosting providers, and analytics providers — under obligations to protect it. We may also disclose information where required by law. We do not sell your personal information.

Advertising platforms are the one exception to "acts only on our behalf": if you accept cookies, Meta Platforms, Inc. receives website measurement data — including a hashed form of the email and mobile number on a completed pre-screening form — and also uses it for its own purposes. That is set out in full under "Cookies, analytics, and advertising" below, it never includes your name, income, or any other answer from the form, and it does not happen at all unless you accept.

Retention

We keep personal information only as long as reasonably necessary for the purposes described here or as required by law, after which it is securely deleted or de-identified.

Security

We use reasonable administrative, technical, and physical safeguards appropriate to the sensitivity of the information. No method of transmission or storage is completely secure, but we work to protect your information and limit access to those who need it.

Your choices and rights

Subject to applicable law, you may request access to, correction of, or deletion of your personal information, and you may withdraw consent for future communications. Contact privacy@lifegateinvestments.com and we'll respond within a reasonable time.

Third-party links

Our site links to third-party platforms (such as Calendly, Vrbo, Airbnb, and social media). Their privacy practices are governed by their own policies, which we encourage you to review.

Cookies, analytics, and advertising

The first time you visit this site we ask whether you accept cookies used for measurement and advertising. Nothing in that category loads until you say yes, and you can change your answer at any time using the Cookie settings link at the bottom of any page.

If you accept, we use the Meta Pixel — a small piece of code provided by Meta Platforms, Inc. (Facebook and Instagram). It tells us how many people reached our rental pages from an advertisement and how many went on to complete a pre-screening form, so we can judge whether that advertising is worth running. Meta receives the pages you visited on our site, the fact that a form was completed, your IP address, and information from Meta cookies in your browser; if you are logged in to Facebook or Instagram, Meta can link that activity to your account. Meta uses it both on our behalf and for its own purposes, including building advertising audiences, under its own privacy policy and business tools terms.

If you accept cookies and you complete the pre-screening form, our server also reports that one completed form to Meta directly, and includes a scrambled (hashed) version of the email address and mobile number you entered. Hashing is one-way: Meta cannot read your address or your number out of it. What Meta can do is compare that scrambled value against its own records, which is how it tells us whether the person who applied had seen one of our advertisements. If you have a Facebook or Instagram account under the same email or number, Meta can recognise you this way.

Nothing else from your form is ever sent. Not your name, not your income or employment, not your current address, not how many people would live with you, not your pets, not your move-in date, not your answers to any other question — and nothing at all from an application, screening report or tenancy file. If you decline cookies, not even the hashed email and number are sent.

We do not use the Meta Pixel on our password-protected administration pages, on document signing or verification pages, or anywhere a tenancy document is handled.

If you decline, or simply never answer, no advertising or analytics cookies are set and nothing is reported to Meta — only the cookies the site needs to function. You can also block cookies in your browser settings, and Meta offers its own ad preference controls. Declining has no effect whatsoever on your rental inquiry, application, or tenancy.

We may also use privacy-respecting, cookieless analytics that counts page views in aggregate and does not identify you or follow you between websites. Because it stores nothing on your device and builds no profile, it runs without a consent prompt.

Changes to this policy

We may update this policy from time to time. Material changes will be reflected by the "last updated" date above.
