Tenant Application & Screening Policy

Our commitment

We screen every applicant against the same objective criteria. We collect only relevant information, verify only with consent, and make decisions based on suitability — never on protected personal characteristics.

Accommodation requests are reviewed respectfully and in line with applicable Alberta requirements.

Minimum rental criteria

Applied consistently to all applicants:

• Verifiable identity.
• Verifiable income, employment, or lawful source of funds.
• Demonstrated ability to afford rent consistently.
• Positive or reasonably explainable rental history.
• Credible landlord or property references where available.
• Consent to reasonable verification, including credit screening where appropriate.
• Accurate information, with no material misrepresentation.
• No verified serious tenancy risk that cannot be reasonably mitigated.
• Agreement to lease terms, occupancy rules, and property-care expectations.

What we may verify (with consent)

• Identity.
• Income, employment, or lawful source of funds.
• Rental history and landlord references.
• Credit profile, where appropriate and with your consent.
• Documents you choose to submit, and publicly available tenancy-related records where legally appropriate.

What we do not require

• A Social Insurance Number (SIN) is not required to apply.
• We do not base decisions on protected personal characteristics.
• We do not collect sensitive documents through regular email.

The two-step process

1. Pre-screening: A short, low-risk inquiry form helps us confirm fit. It does not authorize credit checks or reference contact.
2. Secure application: Qualified applicants receive a secure application and screening link, where verification and consent are collected through a protected process.

Consent and privacy

Application information is collected, used, and disclosed with your consent and handled per our Privacy Policy. Credit checks and third-party verification occur only with explicit consent. You may request access to or correction of your information by contacting privacy@lifegateinvestments.com.

Decisions

Incomplete, false, or unverifiable information may delay or affect application review. Every application is assessed objectively and consistently. Where a decision is informed by a third-party screening report, applicable disclosure rights apply.
