How we screen — and why

We screen carefully to protect tenants, owners, neighbours, and the property. Our process is objective, consistent, privacy-aware, and built around Alberta rental, privacy, and human-rights requirements.

Our screening standard

Careful, fair, and consistent

Good screening protects everyone — including the tenants who live in our homes. We assess every applicant against the same objective criteria, we ask only for what's relevant, and we verify only with consent. We never require a SIN, and we never make decisions based on protected characteristics.

What to prepare

  • Government-issued photo ID
  • Proof of income or employment (or lawful source of funds)
  • Current and previous rental references where available
  • A contact for your current or previous landlord, if applicable

Minimum rental criteria

What we look for

These criteria are applied consistently to every applicant.

  • Verifiable identity
  • Verifiable income, employment, or lawful source of funds
  • Ability to afford rent consistently
  • Positive or reasonably explainable rental history
  • Credible landlord or property references where available
  • Consent to reasonable verification
  • Consent to credit screening where appropriate
  • No material false information
  • No verified serious tenancy risk that cannot be reasonably mitigated
  • Agreement to lease rules, occupancy rules, and property-care expectations

What we may verify

  • Identity
  • Income, employment, or lawful source of funds
  • Rental history
  • Landlord references where available
  • Credit profile — with your consent
  • Documents you choose to submit

Publicly available tenancy-related records are reviewed only where legally appropriate.

What we do not require

  • A SIN (Social Insurance Number)
  • Protected personal characteristics for rental selection
  • Sensitive documents through regular email

A SIN is not required for Lifegate's rental application process. Please don't send sensitive documents by regular email unless we specifically instruct you through a secure process.

How we handle your information

What we collect
Contact details and the information you provide in your inquiry, pre-screening, and application, plus any verification you consent to.
Why we collect it
To assess rental applications fairly and consistently, and to operate our rental homes responsibly.
How it is used
Only for rental inquiry, pre-screening, application review, and tenancy administration.
Who reviews it
Authorized Lifegate personnel, and secure third-party screening providers if used, who process application data on our behalf.
How long it is kept
Only as long as reasonably necessary for the purposes above or as required by law.

Application FAQ

Common questions

Do you require a SIN?
No. A Social Insurance Number (SIN) is not required for Lifegate's rental application or screening process.
Will you run a credit check?
Only with your consent, and only where it is appropriate for reviewing an application. We ask for clear permission before any credit check.
Can I apply if I am self-employed?
Yes. We may request reasonable income documentation to verify a lawful, consistent source of funds.
Can I apply if I have no prior landlord reference?
Yes. Where a landlord reference isn't available, we may review other credible verification such as employment, income, or character references.
Can I request accommodation?
Yes. Accommodation requests are reviewed respectfully and in line with applicable Alberta human rights requirements. Let us know what you need.
What documents should I prepare?
Typically: government-issued photo ID, proof of income or employment, and references where available. Please do not send sensitive documents by regular email — wait for a secure link if one is requested.
How are applications reviewed?
Objectively and consistently, against the same minimum rental criteria for everyone. Incomplete, false, unverifiable, or inconsistent information may delay or affect a review.
